I am selling my condo. An inspection determined that the electrical panel was inadequate. The panel is inside my unit inside a wall. Is the cost to replace mine or the HOA?
JA: Because real estate law varies from place to place, can you tell me what state the association is in?
Customer: California
JA: Has any paperwork been filed?
Customer: The inspection report.

Unfortunately, generally, in most cases, unless states otherwise in CC&R, an electrical panel which is inside the unit's wall, would be responsibility of the unit owner.
