A lis pendens will not necessarily stop a foreclosure. Are you also filing a lawsuit regarding the liens on the property? Unless you do that, you cannot file a lis pendens no matter what.
Yes, if you do that, then you can file a lis pendens. But as I mentioned, a lis pendens won't necessarily stop a foreclosure. You need an injunction to do that. A lis pendens generally prevents the sale of the property as opposed to foreclosure.
It will only if there are grounds to do so. Is it a lender or the HOA that has filed for foreclosure?
