Have you thought of a quick claim deed. A quitclaim deed form is often used in Florida to transfer title to real estate in situations where the person transferring the property does not want to be liable for any warranties of title. You would execute it and put the names of the new owners with the words "Joint tenants with Rights of Survivorship." We can continue to discuss if you want to do so.
