Second opinion] - my tenant broke the 8 month lease agreement with me after 3 month due to relocation on job. he signed break lease agreement with me and his moving co paid for the remaining 5 month rent to me. he is asking for me to refund him 5 month rent after he moved out. do i
have the right to keep the 5 month rent or part of it?

No since he , tenant broke the lease here, you are within your rights to keep the rent.The tenant since he is reach would not have legal recourse.You are allowed here to keep the rent paid for the 5 months left on the lease.This is really standard in such a situation. I see no problem with you doing so as the tenant was in breach of the lease/contract.
