In order to divide the land into 3 separate plots, you will need to partition the land and break it up into 3 separate parcels (if it is all one parcel). If you don't do that, then all 3 of you would be equal owners of all 3 acres.

There is a difference between having the property surveyed or actually divided up and parceled. Did you get separate folio numbers/legal descriptions for each property?
Then what you would need to do is devise a will leaving the property to her upon your death.
Once the land is yours, you are free to do what you want with it.
You would need to give title to each parcel to each person you want to own it via a deed. In other words, Person A owns Parcel A, Person B owns Parcel B, etc. Transferring of title to land is done by a deed.
