We are selling a house in Virginia. Pursuant to the REIN contract, a termite and moisture inspection was conducted. In this area, it is common for the sellers to pay for the inspection and any required treatment and for the buyers to select the company doing the inspection and treatment. We are not represented by an agent. The buyer's agent sent us A Wood Destroying Organism Control Agreement from the inspecting company. It contains no evidence or information from the inspection but states termite and fungus treatments are needed and asks us to pay $2600 for these so the company can then provide a termite and moisture letter to the buyer's lender so the sale can go forward. We asked to see a copy of the inspection report or some evidence justifying the treatments. The buyer's agent told us that those would only be forthcoming after we paid the $2600. This does not seem right. The real estate company is Howard Hanna which I believe is a large and reputable company. Any advice you can provide would be appreciated.

Hello. It is the seller's responsibility to rectify any need for a termite extermination. It is the buyer's responsibility to arrange for the inspection. The report usually ranges from $50 to $100. Apparently, the inspector states that there is work to be done costing $2,600.00. It appears that the inspector does not want to show you the report because possibly you can shop around for a better price. it is more like a cat and mouse game. As a seller, you do not want to overpay for the work; as the provider they don't want you to shop around.
