Is there a TN law mandating 10 year warranty on foundation issues for residences?

The courts hold that under Tennessee law there is only a three (3) year
statue of limitations for damage to realty. See: Tennessee Code Annotated § 28-3-105. There is also a 4 year statute of repose, which is the time from the end date of the completion of construction that you have to discover and file a claim for any construction defects. See: Tennessee Code Annotated § 28-3-202. So, unless you have a contractual 10 year warranty on your foundation, there is nothing in the TN code that provides for such a long warranty I am afraid.
