How many times a year can a landlord inspect the property?

There is no fixed number of times that the landlord can inspect the property.

Rather the inspections are limited by "reasonableness" - the landlord cannot make intrusions into the tenant's residence in such a way that impairs or violates their "implied right of quiet enjoyment" and the inspections must bear a reasonable relationship or have an actual purpose (doing inspections with a flimsy pretence will place the landlord at risk of having the tenant sue the landlord for violation of the lease agreement/violation of the right of quiet enjoyment).
