A tenant let her boyfriend stay with her indefinitely. During their residency he built a garden wall (>$1000 improvement) under a verbal "gentleman's agreement" with the landlord that he is paying is way with the labor in lieu of cash rent (Materials and whatnot were supplied by other tenants with permission from landlord, though not written). Unfortunately both moved out under less than amicable terms. Before they left the boyfriend disassembled half of the wall out of spite and left it that way (there was other damage to the unit). Now she wants her security deposit back and he is harassing and threatening the other tenant... Thoughts, especially since there was nothing in writing?

Good afternoon. Just to be clear, the landlord is withholding it or a portion there of, claiming the damage from the wall which the boyfriend took apart?
