we are selling amobil home that my deceased brother payed off along with the taxes on the mobil homebut it sits on land that belongs to someone else therefore it is being classified as Real Property on the land it is on .What do we need to do so the buyer can move the mobile home?
The mobile home has a title, the land has a separate deed, when they are held by separate individuals, you are selling only the mobile home which requires transfer of the title. Upon transfer of the title and not the deed, the buyer has the rights to only remove the mobile home because you are not transferring the deed. So you need to obtain the title for the mobile home from the DMV and when you sell that is all you sign to transfer to the buyer.
