I own a condo in Los Angeles County. Is the HOA responsible rodent clean up in my attic and for replacing the insulation in my attic. Thanks.
Optional Information: State/Country relating to question: California Already Tried: I spoke to the property manager my HOA hired. She told me I am responsible. But in the same conversation she informed me that the HOA paid for the rodent clean up and new insulation to my neighbor attic because his is seriously ill. Is the a difference if a homeowner is ill or not to do the repair?
Welcome! My goal is to do my very best to understand your situation and to provide a full and complete answer for you.
Good afternoon. The issue is what is the origination of the damage. Absent any damage to the outer structure of your condo...roof, walls, etc., the attic area is the owner's responsibility, not the responsibility of the HOA. But, the HOA owns the roof and the walls and if some damage to either resulted in the rodent infestation, then the HOA would be responsible not only for the repair of the roof and/or walls, but also the resulting damages...such as the clean up and the replacement of the insulation.
