The term "unlawful detainer" means that the party is illegally located on the premises. This is a notice that the other party is beginning an eviction proceeding against you. It means that after this notice, they will go to court to file a complaint and then will serve you with a summons. You will have the right to "answer" their summons in written format and then go to court to a hearing and try to fight them on this eviction.
