Opening a Childcare Business

I am expecting a baby in february and am stressed out over the cost of child care. It occurred to me that I have a large enough house and yard where i could provide childcare for more than one child. i do not want to manage a child care service out of my home BUT would be open to the idea of part owning the service with a child care provider. in short - i provide the space and someone else provides the service.
What steps would i take to look into something like this? Who do I contact to get the answers on how to do this?

Here in NYS there is an agency that handles this. There are several categories of child care:

Group day care facilities: centers that care for 7 or more children in an institutional setting.
Group family day care: care of 6-12 children in the home of an unrelated family.
Family day care: care of 3-6 children in the home of an unrelated family.
School age program: care provided on a regular basis to 7 or more children between the ages of 6 and 13.
In-home care: care that takes place in your own home
