I am an Iowa farmer w/ property located near a town w/ population of 10K. I have been approached to sell a few acres to put up a tower for some sort of communications. There is fiber optic cable available & this may be of value to their project. What questions should I ask and how do you determine the value. would it be best to lease vs sell?

If you know the value of your land it is really not too difficult to determine whether to sell or lease. Say your land is valued at $5,000/acre and they want to buy 2 acres, all you get is $10,000 and that's it. On the other hand, say they offer $500/month. With monthly lease you will make $6,000 every year depending on the contract which is at least 10 years and that means you get $60,000 or higher!

So my suggestion is leasing is always better in the rural area (as long as you don't have an emergency and need money now) but you will have to nagotiate the right price. Usually monthly leases depending on the area and size of the land is between $750 and $1500.
