PLEASE HELP: Found dream home but owner won't sell!!

How can I buy an abandoned property from an unwilling owner who wants to ’save it for his grandkids’? My husband and I found the most magnificient victorian house in a small town. The problem is that it is in ruins! I went through a lengthy process trying to find the owner. Once I found him, he said he wasn't interested in selling this property (along with numerous abandoned properties in this same town) at this time and he was saving it for his grandkids just in case they need somewhere to live. This is our total dream house and we are planning on retoring it and living there.
PLEASE HELP!

  There is not really a whole lot you can do. Unless your town/city has a law that states a house must either be livable or torn down. I know that in my town if the owner does not fix the house and make it livable at all times then the town will take it over and either auction it off or tear it down. Try checking with your town. And also maybe consult an attorney about a quick claim deed.

Please know that I am a legal secretary/paralegal with 29 years experience in the State of California.

Please know that by law, this man doesn't have to sell his property. However, what you may wish to do is go to the County Assessors' office in your county and inquire as to the property (if all taxes have been paid)..if not, then you may wish to contact a real estate attorney in order to advise you further. You can even proceed with a title search to confirm the true owner's name...although, if all investigation leads back to this one particular individual, and everything is upstanding, then there is not much you can do - except for perhaps to make a generous offer in which to purchase the property...still, he doesn't have to sell.

  There is a lot you can do .

1> Appeal to his greed : Money talks and B.S. walks.

2> Try his intellect: Show him how Compound money vs. simple interest works. Than compare this to the average real estate gain per year. Ask your banker to help if you are not familiar with the calculation or write back for the info from me. It is a little complicated and need graphs to express your point.

3> Look for a weak emotion. He has said that he is saving them for his grandchildren than introduce him to Trust funds in order to provide for their education and future.

4> last resort> attack his manly-hood > Tell him you understand that his wife or daughter will not allow him to sell . And he should say : I am the man of the house and I make the decisions around here!

Selling is fun ,no matter what you are selling , in your case an idea that he is smart and wants to due the right thing and show him how you can help him .

Put your thinking caps on ; he has already told you how to do it; but his words were hidden in context.

Thanks Vic! Your idea sounds great to me! I even thought of writing out a proposal with our interest and the total amount of funds that we could put down on the property, as well as our plans for the house. I like your idea for the graph, could you help me in that area?I can probably do this on my own, but I am in need of guidance. I would certainly appreciate it.Wish me LUCK!

Thank you very much for your feedback. I'm sorry that you did not accept my response. I understand, of course, that it's your prerogative to choose the response that resonates with you. Interesting though as you state that another expert advised you that Money talks...please note that in my response, which was prior to the response given by this particular expert that you speak of, I did mention that you can make a generous offer....However, it is to be noted again, that BY LAW, this owner does not have to relinquish his property to you. Also, a word of caution to you, should this owner be adament about not selling to you after your efforts, and yet you continue to pursue the matter, this could be turned against you as it would be considered harassment, which, of course, is against the law.
