Question

I am working Afghanistan right now. My wife is in Harker heights. She is in the process of purchasing a mobile home (for rental property). Is she buying the land as well? Or will she lease the land? Will she purchase a new or used? Will she pay cash or finance? If she finances, will you be on the loan as well?

She is not buying land. She will be renting land at a trailer park.She is buying the mobile home used. She will be paying cash.

OK...your a lucky...The state has a great website on this here

Now, TX no longer uses titles (as of 2003) for mobile homes. It now uses Statements of Ownership and Location (SOL). This really make it similar to stick homes...since the original SOL is maintained by the state and you woul have a copy...but depending on the age of this rig and if the current owner has complied with the law, it may still have a title (and not yet a SOL). IF this is the case caution would be good, since the owner is not in compliance with the law...I would recommend she have the current owner get into compliance and get a SOL PRIOR to purchase. When she purchases she will need to apply to the Department of housing and commuity affairs for it within 60 days from the date of any sale or relocation of the home.

If there is a lien on the home, she will need to request to remove the lienholder with her SOL application as well as provide a copy of the contract and proof of payment of the lien.
