Question

I gave my Son and his Girlfriend (of many years)a used Mobile Home. They put it in their names jointly. Now, the Girlfriend has moved out (since August)with no intentions of returning. Her and I have not problems. I want to remove her name from the Joint clear Title, which she has agreed to do. Problem: She does not want to be in the same place with my Son to sign off at the same time, so we can put the Title back in My Name. Question: Can I process a Power of Attorney with my Son (at the Notary Public) that would enable me to sign off in my Son's place (on the Title)? That way her and I can come together to sign off (and have it Notarized) and then I can put the Title back in my Name.
