I have three questions related to a residential tenant eviction in St. John's County, Florida. I am only interested in responses from attorneys licensed to practice in the state of Florida. My questions are: 1) if I file paperwork with the county evict a tenant AND collect back rent, can I get refund of the fee if the rent is not collected? 2) if I have a 30-day notice to vacate the property, do I have to wait until the 30 days are up to give a 3-day notice (which is required by the county as part of the eviction process)? 3) can I do all of this remotely? I live in California.

It is either a 3 day or 30 day notice not both
