Answer

I will need a lot more information to answer this question. Can you give me the square footage, the type and sizes of appliances, type of cabinets (probably stainless counter with shelf below), type of flooring, what already exists (Is this converting an existing area or is it adding an area, is the plumbing where it needs to be or will it need to be moved, is there sufficient electric and gas to service the desired appliances or will it need to be added, will fire suppression equipment be required or is it already in place and any other details that you can give me.

Hi,

square footage is about 500 sq.ft., will be using commercial range - probably 6 burners. will need 3 single sinks and 1 - 3 compartment., double oven, will install walk in freezer and refrigerator. - verything will buy used. gas and electrical is not sufficient as well as plumbing. we are converting office into comercial kitchen. nearest water is 45 feet away. nearest gas - none at this point. Ansel system is required. Floorig has to be ceramic tile. - carpet at this point and walls will be non-absorbent panels of some kind (have no clue where to get them) Thanks, Irina

It is difficult to give anything other than a very rough estimate without first inspecting the site since when remodeling anything, there will always be issues unique to each project. I have considered that you plan on buying the range, oven, work tables/sinks (which will probably need some customization to match your configuration), walk-in freezer, walk in refrigerator, ice machine, dishwasher and refrigerator used. I considered a moderate amount of drywall work, a good bit of electrical and extensive plumbing/gas work. I also considered some demolition/haul off and some carpentry. For the walls, I figure on using FRP panels (this is your cheapest alternative, you could also tile the walls). You can get the FRP panels from Home Depot/Lowes or from a paneling supplier. For planning purposes I would estimate this remodel to run from $70,000 on the low side to $100,000 on the high side. Since you are planning on using used appliances, you will be able to control the cost some by your selections. However there will be extensive retrofit work for the plumbing (this will require removal of concrete to the nearest drain line), electrical, HVAC, and the duct/blower system for the Ansul System. I would also add a couple of floor drains.
