Question

How would it happen that a summer property that I was not claiming as my principal residence for 10 years change to my principal residence for the past 2 years? I did not look at the notice of assessment and notice that it had changed. Now I have to pay back taxes. Would the person that did my taxes be responsible? He has been doing my taxes for the past 12 years.

I live in Michigan. It just says I have to pay property taxes. The bill is from the Michigan department of Treasury.

Thank you for using justanswer. Since I live in MI so let me see if I can help you. All property owners in MI must pay real estate taxes, but I'm confused about your question. Primary residences in MI receive a homestead exemption and are therefore taxed at a lower rate, however your question states that your home was never your primary but residence until the last couple of years ago and that the change caused your taxes to be increased, so can you please tell me more about your specific situation?

My vacation property was until 2 years ago 0% exempt as my principal residence. It changed to 100% and I did not notice it on my notice of assessment. I dont' understand how it would have changed. I know I did not change anything.

You need to call your local assessor's office. My homestead exemption was canceled because although I still owned the property, I was temporarily staying in another city, so they assumed on their own that since I was no longer living there, it no longer qualified (it should have never been dropped. The property never changed character, I only moved temporarily to help nurse a relative back to health.)

My guess is yours also changed based on an address change, such as having your mailed forwarded to that address. It seems that we no longer need to fill out forms, we only need to change our address to have the assessors change the character of our homes.

Call the assessor and see if this is what happened to you. Regardless of whether or not this is how the homestead exemption was changed, you can petition them to change it back.
