Question

Straight to the point. We own a condo. The ownership group is not performing maintainence tasks, esp. after contacting them numerous times. Any legal or ideas to get them to hold their part of bargain?

Mostly landscaping duties.

Answer

You can send them a certified letter demanding service and threaten to take them to court for breach of contract if they do not uphold their end of the agreement. Make sure to keep track of all documentation and subsequent service jobs, so you can try to show in court (if it gets that far) that the HOA has not been holding to the end of the bylaws and conditions that it promised to uphold.
