Question

I have a CBS house with drywall. I have started replacing drywall in our master bath due to water damage next to the shower door.. The shower is positioned at the NW corner of the building. I find that under the sheet rock adjacent to the shower, there is moisture underneath the plastic topper of the thin fibergass that goes next to the cement blocks of the outside wall. The furring strips that support the sheetrock have absorbed water also. Question: Is this normal? Is there some failure of the blocks. The window above this area appears to be sound, well set in the window opening and water proof. I have been told that water will not migrate more than 6 inches. We have found moisture along the wall as far as 5 feet.

If the furring strips have absorbed moisture and you are finding it as far as five feet away then there is a water leak somewhere. It could either be the window itself or possibly the seal around the fiberglass base of the tub.

The tub may just need a bead of clear silicone caulk around the seam to prevent any water intrusion to the wall. The window may just have a very minor leak as well that is accumulating over time. You can run a hose on the outside of the window and have someone watch under the tub to see if any water appears. To test the shower just run some water and see if any droplets appear around this seal as well.

Once the leak issue is fixed, be sure that all of the wood and areas underneath the tub are completely dry prior to closing it up with new drywall. Wet building materials such as wood and drywall will grow mold quickly if it remains continuously wet.

The only time that I have seen water intrusion through a block wall is when there is a sprinkler head spraying continuously on the side of the home. Water seeped into the block and pooled in the open cavities of the cement block.
