When I signed in to the forum this morning, I saw that you had posted a question last night for me, and another expert had responded. I realized the answer you were given was not what you were looking for, so I sent you my own response in that same link. I am not sure why you are having trouble accessing that, but here is the information I sent to you:
I see that you again requested me to help you with your property tax assessment, and I apologize for the delay in responding. But I had already left the forum last night by the time your question was posted, so someone else in the forum tried to respond. Here is the information you requested.
Oaks is located in Upper Providence Township, Montgomery, PA. The millage rate for Montgomery County is 2.695%. The municipality of Upper Providence Township does not impose a separate millage rate, but the school district millage rate is 23.07%. So the total millage rate for a property located in Upper Providence Township is 25.765%. Based on a purchase price of $354,000, the property taxes would be $9,120.00.
There is one other clarification I would like to make on taxes for properties located in Montgomery County. The property tax estimate which I have given you is based on the purchase price of a brand new home. If the home you would be buying is an existing home, then the taxes will be based on what the valuation was of that home in 1996. And of course it would be impossible for me to know what that valuation may have been. At some point in time, Montgomery County will no doubt change their assessed values to a more current year, but as of right now, existing homes are being taxed based on their 1996 valuations, so keep that in mind if this is an existing home that you will be purchasing.
