Question

Could you suggest an annual maintenance schedule for old boilers in a 3 story apartment.Just a brief outline is appreciated. Thank YOU !

Hi Fred
Flues should be inspected for condition and clear passages

Oil fired boilers should be cleaned annually
Burners should be tuned up which would include chaging oil filters

Gas fired boilers should have burners cleaned and inspected

Hot water boilers: lubricate circulators if they are the type that need lubrication
Safety valves should be tested (but this may neccesitate replacement since they often won't reseat after testing.)
Float vents should be checked and replaced if they show signs of having leaked
Check packing nuts on valves tighten if necessary.

Steam Boilers: low water cut-offs should be flushed every couple weeks and checked for sediment build up annually
Do not drain steam boilers doing so will shorten their life. Fresh water= more corrosion

All of the above (with noted exceptions) can be done annually in the off season.
