Question

I have a frame house built in 1942 with an open foundation. All of the vopeings have been fitted with treated wood frames to which 1/2" hardware clothc has been attached. I am having problems with homeowners insurance companies not wanting to insure. I( am considering attaching 3/4" wood open lattice panels to these frames to satisfy them.
Would this be an acceptable solution?

All I have ever received is a Notice of Cancellation( or non-renewal) from 3 insurance companies with no explanation or suggestions.

The house next door was just rehabbed and has more openings than mine and has similar frames with window screen wire covered with 1/2' open wood lattice panels and it passed inspection.

I think this is where I would let the agent earn their commission ... have them come out and check the house and find out what the problem is with the underwrighters .. And yes I do think that the latice work would be better accepted than the wire .. but I am thinking that there is something more involved .. a reject is not a cool thing .. have the agent check and see what the major peoblem is .. is the yard a "junk yard"    is is trash strewn .. is the landscaping dangerous ., is there an un-guarded pool ... does the place need painting or repair .. are the steps in good condition . does the electric or plumbing need to be brought up to standards ... Do you have a poor payment history .. do you have a business at the property    ?????

FYI- my premises are NOT a "junk yard" and I contract for regular yard maintenance. There is NO Pool. The trees and shrubs are kept trimmed . The house was painted and re-roofed 3 years ago and is kept in good repair. I pay my annual premiums in full each time. The electrical has been upgraded in order to install central air conditioning five years ago. The plumbing has been upgrade on an "as needed basis".There is no business conducted here as it is homesteaded.

Bottom Line: this property is maintained regularly and complies with the Jacksonville housing code(which does not address open foundations)

As of now - I do not have an acceptable answer to my situation from you.

I did not intend to offend ... just listing some of the things that I thought might be contributing to the insurance dillema .. not being at all familiar and not able to see what there is there .. sorry if I hit a bad chord .. but all that stuff is what I would be looking for if I were assesing the value or insurability of a property ..

So with all your positive answers there seems to be what you concluded .. an open foundation .. I would install sheet latice work as a way to make this compatable ..   I would also ask the agent to find out what the underwriters were balking at .. I was in the same place with my business at one time and the agen was able to get to the sticking point and we resolved it so another company would accept the policy .. >
