Question

Hello. What are the characteristics of "final grade" whent it comes to landscaping? We had some construction done this past year and our contractor was supposed to leave our yard in "final grade", but, I don't think it was. The loam was spread out, but, it was very uneven and super lumpy. My husband had to hand rake it to smooth it out.

Hello, and thanks for your question.

Final grade may mean different things to different people. However, it is generally accepted that final grade means as flat and smooth as possible, hence the name "final". Practically speaking, final grade means that it is ready for seeding, or sodding. If the ground is wavy or has large chunks of material throughout, that is not acceptable. You have every right to complain. You probably don't have any recourse now that you have done the work yourself, but you might be able to convince the contractor to give you a small discount for not completing the work. It's worth asking, anyway.

Thanks so much, that is what I thought. He has to come back per the final inspection to re-grade because its pitching toward my house - which we KNEW wasn't right. So, I am going to use that as my opportunity to get it right this second time. Thanks again, very helpful.
