I am trying to get my house note refinanced and my income is extremely low for it to be approved. But, my mother gives me about 20,000 a year as a gift. Is it possible to get a loan with a note from my mom verifying that she gives me that amount? thank you.

Yes some lenders will allow you to claim income from sources such as your mother stating that she gives you the gift every year.
