Accepted Answer

You would sue for breach of contract/lease, the landlord has to provide you with peaceable use and enjoyment of the premises and if he cannot provide a certficate for the gas then you do not have use and enjoyment of the premises as promised under the lease, which is grounds for termination based upon his breach. You need to give him your 30 day notice to either cure or you will terminate the lease based upon his breach. If he cures the problem, then you cannot leave, if he does not cure it, then you can leave.
