Question

what cause can i use on a motion to compelpayment of rent when the land lord refuses to take it

Answer

You can not force a landlord with a motion to take your rent. You can open an escrow account with the landlord/tenant court to pay your rent to in anticipation of an eviction notice being filed then the court can see that you did pay and then make the landlord take that payment from the court's escrow account.
