I want to refinance my home my interest is 10.25 my note is $2332, student loans, late payments, chargeoffs have just about killed me, my home appraised 2yrs ago for $230,000 when i went from an adjustable to a fix. Water claims jumped my Ins up to 1800 per yr I have escrow my taxes are 380

Answer

The lender has the option to allow you to refinance your home. It is not a right you are entitled to. You could attempt to look for another bank besides the one that is holding the mortgage and note, to refi with. While looking, you should try and make yourself a more secure loan, by paying down more of the balance on the home, paying off any outstanding debt, getting a new appraisal on the home and showing a low debt to income ratio. Also, ask the lender what they require for a refi, you could be lacking something they want and would never know.
