Question

I leased my house in Corpus Christi, Texas to a man that signed the lease (he lives in Missouri). He was a "sugar daddy" for the lady he put in my house. The relationship ended, he did not re-new the lease, I had to evict the lady (no job). She left my house in a disaster. My realtor sent the man that signed the lease some of the invoices for damages & repairs. He said he cannot pay. I live in California, what do I need to do to re-coup money for all the damages?

Copy of some of the invoices sent to the man that signed the lease, phone call follow up from my rental management lady

Accepted Answer

You may have to sue him in small claims court. Since he signed a lease on a unit in Texas, Texas would have jurisdiction over your case against him arising out of that lease.
See http://www.nolo.com/article.cfm/ObjectID/C1F97B45-5B48-4A55-97D3F5D206CAA590/catID/FCE46694-6BEB-4A80-89B9048DA9877F61/104/308/ART/ for information on small claims court in Texas.

I hope this information is helpful.

I see that the small claims court limit in TX is 10,000, also that an attorney may appear for me. Do I need to locate an attorney in Corpus Christi, TX, or can I use an attorney in another TX town. My $ damages are $4011.00.

Answer

Any Texas attorney can handle this for you, but it is usually less expensive to hire someone who does not have a long commute to get to the courthouse.
