Question

My mother has been divorced for 25 years and my father hasn't been heard from in the last 20. The house still has both of their names on it though. How can she get the house put into her name only?

At the time of the divorce, was the house awarded to either mom or her ex?

It was awarded to her. She has been living there the entire time.

If your husband's name is on the deed, you will need either his signature or a court order to modify the deed.

If you have a copy of the divorce decree, I would take that to a local real estate attorney and attempt to get that recorded to show the title in your mom's name alone. Short of that, you will not be able to remove the father from the deed. If your mother were to die today, he would still be on the deed and I suspect it would be a mess to sort out with the prior divorce decree.
