i have am living in an apartment complex and the manager here lives on site. what is bothering me is the fact that she put in her own personal wood fence around her back yard area, she also has three cars one car is parked in another tenants parking space the second car is parked in a fire zone and of course her third is in her parking space. she has just sent out letters to all the tenants stating that we have to get stickers on our cars or else we will be towed and on top of that if we want visitors here they have to get a sticker as well but that is not whats bothering me whats bothering me is that she has said that we are not allowed to have but two visitors here in a 24 hour period. i personally think that this is not right for us tenants living here. is their anything that i can do about this at all?

well i am trying to way out my options in order to make this landlord do what shes supposed to instead of taking advantage of her job title. i have thought about getting the owner of this establishment involved but i have a good feeling that it won't work.

The manager is the owner's agent. As such, she has the right to do anything that the landlord can do.

 

I see nothing wrong with having residents and visitors have stickers. In fact, if the manager has received complaints about too many strange cars in the area, or if there have been thefts, that's a good way to address the issues.

 

As far as announcing that you can't have more than 2 guests in a 24 hour period, she can't do that. Terms like that have to be made part of your rental or lease contract, and the manager cannot unilaterally (meaning action by one party to a contract, rather than both parties) amend the contract by limiting your use of the unit that way.
