My girlfriend and I bought a house together. It is in both of our names. We are breaking up. She has agreed to sign the house over to me. Can I use a quit claim deed? If so, is there anything else that needs to be done?

be sure there is valuable consideration for the transfer and that you record it. i would also have her sign a letter further confirming that this what she wants to do and have it all witnesses. this last bit may be more than needed but i like to have more evidence
