Question

A friend asked my son to look after his dog for a few weeks but then would never pick him up. The license expired and I told my son to not renew it so that it wouldn't be in his name. In the meantime the dog bit someone, fortunately not a bad bite but istill trying to recover medical cost for treatment. The dog was at a house that I own, I wasn't home, my son was out of town but a friend who was staying with my son must have let this person in or left the door unlocked. Who would be the person legally responsible for this situation?

Hello,

Thank you for your question. I am happy to assist you.

Most likely you as the homeowner and the friend staying at the house would both be liable. The friend could be held liable for negligently caring for the dog . You could be held liable because you allowed the dog to stay on your property without proper restraint.

You will want to check with your homeowner's insurance carrier. Most homeowner's policies have coverage for the medical bills incurred by a guest injured on the premises..

I hope that the information which I provided was helpful to you.

Best wishes for a successful outcome. If you have additional questions, please do not hesitate to submit them to me directly.
