Reply to Brian's Post: The house was purchased for $186,000. Both buyer and seller had a joint realtor. Prior to final closing a request was made with the purpose of a final walk through and denied for 2 days. At that time we happened to also be having a rain storm in the area. Once access was gained into the property everything seemed OK except the strong scent of cleaning products in the basement. We were assured through statements made by the realtor and statements made in writing by the seller that there had never been any water problems in the past. Less than a month later, after another storm, the carpet in two seperate areas was soaked and has been after every storm since. It has cost several thousand dollars in repairs in attempts to fix the problem, such as a new deck, concrete work, and gutters. The carpet is curently torn away from the floor and wood paneling will need to be replaced as the smell is unbearable and the threat of poisonous mold exists.

Are you curious on how to fix the leak? Because I doubt that you will have any success going after the previous owner.....It's been five years since the house was purchased.
