The water not being hot is likely caused by the water heater or boiler needing to be flushed. These can get a buildup in the bottom that will act like an insulator when the water is being heated causing it not to get hot. With the plumbing being 90 years old it is likely iron pipe and the brown color is from rust in the pipes. Do you have good water pressure? Does the water clear up after is run for awhile?
