My 10 yr plus unit that is not keeping hot water throughout a typical day..
JA: Did you double-check the thermostat? And what about the unit's filters?
Customer: Thermostat yes..filters not sure..
JA: Do you plan on doing the work yourself?
Customer: Was planning on draining the unit being that we haven't had a soft water unit hooked up for over 4 years....what would you suggest..
JA: Anything else we should know to help you best?

Due to plaque buildup on bottom of unit would think its prudent to drain the unit...again we've lived here 4 years and haven't had a soft water unit hooked up until just recently . Thoughts?

Draining won't hurt but it's most likely not the issue.

Is it gas or electric

Electric, water not very hard. I believe it's a std electric tank heater..

Ok, you could have a couple of different things going on. One a bad thermostat or element. The other thing is a broken dip tube. You can rebuild the heater with new stats and elements for about $75 in parts. While you have the elements out you can look at the dip tube and see if it is still intact.

However due to the age you may want to just replace it.

I don't know your market. Here in Oregon we rebuild heaters for $200. Replace 50 gallon electric in a garage for $825
