If you have an existing Body Corporate you will need to continue with this. There are many issues where there must be joint decisions made by the Body Corporate, such as shared maintenance, insurance, division of rates and services and any common ground used. Under the Unit Titles Act you dont have a choice once this is set up. Perhaps you have some specific questions which you need to know as well so feel free to ask further

There is no body corporate at present so do we still need to form one? We have started paying into a bank account for maintenance and have meetings every now and again.

Insurance is paid separately, we pay for the grounds to be looked after separately

Do you have separate titles? I would suspect not from your answer. But if you do, and have a unit title plan then you do have a body corporate already even if it has not been operating
