christhelawyer : Unfortunately there is no cooling off period. Most listing contracts do capture sales like this, even where you found the buyer. If the listing is exclusive to the agent then this will certainly be the case. Cooling off periods are only used for specific types of contract such as finance, and would not apply to your situation.
