My dau. is a tenant in at 1760 EHS with a lease that expires

Customer Question

My dau. is a tenant in at 1760 EHS with a lease that expires 05/20/2017.
JA: Because laws vary from place to place, can you tell me what state the property is in?
Customer: She was recently notified of on campus housing at Columbia. This is an amazing opportunity for her. However, the 2nd part of her lease agreement with EHS is due on or before 12/01/2016. What can she do?
JA: Has anything been filed or reported?
Customer: Just a phone call to a Sr. Housing Advisor that was not sensitive to the matter at all.
JA: Anything else you want the lawyer to know before I connect you?
Customer: Trying to find out the min. amount of money to get out of this contract. When speaking with the Sr. Housing Advisor he stated if they were at capacity this would be a matter for consideration. However, subletting is not an option and 1760 is at 94% capacity.

Why is subletting not an option?

Does the lease provide any options for early termination?
