Hello from Maryland!I have recently been approached by Devon Petroleum to lease land of my great Uncle for drilling. There has been drilling on the land in the past because my great uncle received royality checks from Carter Energy Group. The legal description of the land is 62.33 acres more or less, out of T&P R.R. Survey No. 17, Parker County, Texas and more particularly described in that certain Warranty deed with Vendor's Lein dated March 10, 1932 from V.R. DeGroff(my great uncle) to O.B. Bales and Margaret Bales and recorded in Volume 128, page 497 of deeds Records of Parker Co., Texas. I have a copy of this. My questoin to You is: How can I find out what the land is worth..natural gas wise to negotiate the upfront leasing amount and $ for royality checks. Thank you so much! There are no online databases that provide accurate information, mainly because in Texas many of the documents just read "for $1 and other good and valuable consideration". The best ways are to contact a local appraiser or an oil and gas lawyer and hire them to give you their opinion or to negotiate the lease.
