Resolved Question:

My apartment is having a maintenance issue. There is currently brown smelly water leaking from somewhere in my bathroom. This water smells like sewage (so may be extremely unsanitary) or may just be dirty. It is coming out fast enough to soak 2 hand towels and 1 bath mat in 24 hours.

I live in Washington state. Under law my landlord must respond:
(1) Not more than twenty-four hours, where the defective condition deprives the tenant of hot or cold water, heat, or electricity, or is imminently hazardous to life;

(2) Not more than seventy-two hours, where the defective condition deprives the tenant of the use of a refrigerator, range and oven, or a major plumbing fixture supplied by the landlord; and

(3) Not more than ten days in all other cases.

Would my case fall under the 24 hour, 72 hour, or 10 day restriction?

Hi

Zachary D. Norris :

Other than the leak, has this caused any of the plumbing to stop working?

Hi, unless your plumbing has stopped working, then the leak qualifies as a 72 hour condition, as this is a major plumbing condition.

Please let me know if you need further information.
