I rent a home from a married couple, and was informed by them that they can enter the home at their dicretion, whether They have my permission or not. I have some very valuable collectibles in the home, and should something come up missing, what are my options. Thank You. I am very uneasy about this.
State/Country relating to Question: Texas Already Tried: Nothing, at this time. But this matter concerns me greatly. I want to be able to feel at ease in this residence when I am not here.
They cannot enter whenever they want unless there is an emergency. They can enter to inspect on advance notice. If they persist and you do not want to go to court over it, if something is missing, you can sue or file a police report.

You say they can enter with advanced notice, but can they do so when I am not home?
Advance notice on a date and time mutually convenient to both sides.
You say they can enter on advanced notice, but only if I am here and it is not an emergency?
Correct
I just want to make sure that they cannot enter the house for no reason without me being there. Apparently, they do have a key to the residence. This landlord is under the impression that she can come in at her discrepency. She also wants the code to my alarm system, to be able to do so, which leads me to believe that she can do this. Am I under any obligation to give her my code? If I do so, I'm afraid she will come in ANYTIME. Is she within the law to do this?
She cannot enter without you there unless there is an emergency
Thank you so much. One more thing. If I find that she has entered without my permission, Can I have her arrested for tresspassing? And, by the way, I don't have an alarm system at this time. But I do intend to get one SOON.
You cannot have her arrested for this reason but you can file a complaint in court and can have a lawyer send a letter warning against further trespass.
You are th best. Thank You so much. I will definitely refer you to my friends!!!!!!!!!!
Excellent and appreciated. Good luck!!!
