I just rented a place that came with washer and dryer. The dryer makes a horrible squeaking noise which is bad enough that I can't be in the house when I run it. It only makes noise when there is something in the dryer. My landlord tested it with nothing in it, and says there is no proble, and he refuses to fix it. Do I have any rights to demand repair?

If not, it would likely be necessary to have an attorney draft a demand letter to the landlord or litigation will follow. It does not make the property uninhabitable, but since you signed the lease on the assumption that you would have a working dryer, the landlord is arguably in breach of the lease agreement.Although it is generally not recommended, you may wish to have the dryer repaired yourself and withhold the amount of the repairs from your rent payment since the landlord adamantly refuses to make the repairs. He could then try suing you for non-payment of rent, but a court would not be likely to grant his request for damages since he is clearly not properly maintaining the property.A final option is to put your rent into an escrow account until the landlord makes the required repairs.
