My grandparents put their house in my uncle's name so that he could have it when they die. Unfortunately my uncle died recently and he has a son that wants nothing to do with the family and hasn't been in touch in 20 some odd years. What can my grandparents do to keep their house? They are both still alive. They built and paid for the house and have lived in it for over 40 years.

5 years ago. Unfortunately my uncle had no will.
Then I hate to say it - the grandson (uncle's son) is sole owner of the property and they cannot force him to transfer it back to them.
Their only options are to appeal to his sense of morality and ethics to transfer the property back to them or to give them a "life estate" in the property - to allow them to live there for the rest of their lives.
However, given the facts of the situation - that although this was an unforseen circumstance of events - the uncle's son will own the property and he can force them to leave if he so desires.
Sorry for the bad outcome.
Who thought this one up? They should have done it differently - at the very least retained a "life estate" in the property.
