My sister's friend burned down most of her rented apartment, and did damage to the the apartment next door. What can my sis be held responsible for? she didn't get renter insurance. Oh, and mt Father co-signed the lease, does that change things?

If your sister had nothing to do with the fire, she wouldn't be held liable. The friend could be sued if any fire insurance didn't cover the loss. In most rental contracts, destruction of the property is considered an event that will terminate the lease with no repercussions to her. It is usually covered under the clause in her lease entitled "destruction of premises". She would be out of luck on her property without renter's insurance though.
