After reviewing Florida real estate law and the Florida Department of Business and Professional Regulation's rules I do not see any rule that mandates an agent going through their broker. This is a private contractual matter and parties are free to contract without additional representation if they choose. I would suggest as a matter of courtesy to notify your broker that you are purchasing a property personally and that no commission is included in the sale since the property is not a listed property.
