Hello, and thank you for contacting the just answer team. Yes, your friend can sign the house over to you with a quitclaim deed, and it would be perfectly legal. However, keep in mind that a quitclaim deed transfers title but does not eliminate any other claims or burdens on the title. So, for example, if there is a mortgage company out there that holds the title, they will still hold title even if she quitclaims it to you. All a quitclaim deed does is transfer her interest in the home to you, without making any promises as to what her interest is.
