Just signed a lease last month for my 3rd year at the same residence. I have been given a chance to take a promotion in another city, but my lease is not specific on what I have to pay as a penalty if I except this position and break my lease. Is it a specific time like 3 moths or would it be the remaining 11 months which would break myself and my career. Lease is in Vero Beach, Florida.
Already Tried: Florida, Indian River County.
If the lease does not call for a specific penalty for breaking the lease early, the landlord is entitled to recover rent for every month under the lease. However, the landlord is required to re-rent the space as soon as possible in order to mitigate damages. Thus, if you break the lease in September and the landlord has someone to rent the space by the first of October, you'd only owe for the month of September. You should talk to your landlord about this and see if you can work something out.
Problem is I do not know my landlord, and have never met him. I rent through property management office and he lives im Mexico. I don't see them busting their tails to rent my condo if they can get 11 months rent from me. How can I be sure if Iam 150 miles away??
The landlord has a DUTY to mitigate damages by re-renting the space as soon as possible. If they don't advertise and market your apartment like all other vacant ones, their right to recover can be voided.
Thanks, XXXXX XXXXX last question. I would owe nothing when I move if I take my new job, but I will be expected to continue paying as long as the place is empty.?? A scary thought seeing he just lowered my rent $2400.00 because rents in the association went down and plenty of empty condos.

That's right. You'd owe rent until the property is re-rented.
